Christchurch Earthquake, a sinking house and TC3 land
Dick and Marlene’s house sunk in the February Christchurch Earthquake. Liquefaction was widespread in the Avondale area, many houses had significant damage and most of the land was marked as TC3. Houses were pulled down and eventually the re-build kicked off. Meanwhile, Dick and Marlene’s house started to deteriorate, and they decided to move out and rent in Kaiapoi.
Once the land settled and new methods were created to tackle new builds on TC3, Dick and Marlene started looking into the different options. Building on TC3 land requires experienced experts that specialise in foundations. Choosing the right builder was key to ensure a successful new build.
“Our insurance company Arrow and Southern Response recommended some builders for TC3 land. After exploring all options, we chose to go with Maiden for a number of reasons. They could manage every aspect of the project, and they had a team of experts that specialised in building on TC3 land. Our insurance company were happy, they knew Maiden Group pretty well, they signed it off and the project started.”
Golder Associates remediated the land in preparation for the build.
Planning and design
Design and Project Management was managed by Maiden Built, who work closely with clients to scope, design and co-ordinate projects start to finish.
“Britanny helped us with ideas and got the plans together. She was extremely helpful and gave us so much advice. She worked through everything with us. From the design of the home, drapes and colours to appliances and furnishings. She put a special touch on everything. We also had some unique requirements to help us in our old age. We needed a bathroom that had wheelchair access and a house that was easy for us to get around.”
Once the design was completed, Britanny worked alongside Maiden Construction to ensure every detail was implemented.
“Maiden Construction were consistent the whole way through. The build started in June and finished in December. We were the envy of the street. Many neighbours were disappointed with the time it took for their houses to be completed – builders would be there for one day, and gone the next. Maiden construction were always on site pushing through, and it was very noticeable on the street.”
“We were one of the last houses to start, and one of the first to finish.”
Maiden also completed the landscaping, stonework and retaining walls, and a boardwalk – to avoid too many steps.
The end result
“It felt just like home when we moved in. Everything we asked for was there. You wouldn’t even know the house is a few metres from the ground. We get a lot of compliments. It’s a great example of a successful TC3 re-build. The kitchen is just lovely, the laundry is great work in, there’s lots of cupboard space and the garage is a good size. We could ask for anything more.”
